POLICIES

RESERVATIONS
For guests staying with us for one night, your lodging deposit will be requested in full at the time of reservation. For guests staying for two or more nights, a 50% deposit will be required at booking and the balance will be processed 7 days prior to your arrival.

A two-night minimum stay is required on weekends, from May 1- October 15th, and during certain holidays. Please contact the Inn directly to see if a one-night stay can be accommodated.

Reservations made through third-party websites such as Booking.com, Expedia, HotelTonight, BedandBreakfast.com, and Airbnb will be charged a 100% deposit at the time of booking.

CANCELLATIONS
Cancellation of any portion of your reservation may be made 14 days prior to your check-in date. Cancellations made fewer than 14 days prior to the check-in date will be charged for the full amount of the reservation, unless the room is rebooked.

The Villa Bed and Breakfast has a limited number of rooms which allows us to provide our guests the personalized attention you deserve but limits the number of reservations we can accept. Our cancellation policy reflects this policy - we thank you for your understanding.

The Villa Bed and Breakfast does not take responsibility for changes to your reservation due to inclement weather, unforeseen changes to travel plans, personal sickness or injury, or family emergencies.

Cancellations must be made by phone, not via email.

If you made your reservation through a third-party website such as Booking.com, Expedia, HotelTonight, BedandBreakfast.com, or Airbnb, you are bound to the cancellation policies agreed to when booking on their website. The cancellation policies on their website may differ from our standard cancellation policies when booking directly with The Villa Bed and Breakfast. Any reservation made on a third-party website must be canceled through that third-party website.

CHECKING IN & OUT
Check-in is anytime between 3pm and 6pm. If you think you’ll be arriving later than 6pm, please contact us so we can make arrangements. Check-out time is 11am. We will do our best to honor requests for early check- in and late check-out, depending on room availability and may carry an extra charge. If we cannot accommodate your request, we are happy to store your baggage.

Final payment is processed 7 days prior to your arrival or at time of booking if your reservation is made within the 7-day window.

We take credit cards as payment.

BREAKFAST
Homemade breakfast is included and served daily from 8:30am-9:30am. Please let us know at least 72 hours in advance of your reservation of any dietary considerations.

WEDDINGS & PRIVATE EVENTS
Weddings or private events on the grounds require booking all the Inn rooms with a two-night minimum. Please call to inquire.

CHILDREN
We are not able to accommodate guests under the age of 18 due to the inn’s intimate size.

Children of a younger age are welcome if the entire Inn is privately booked for a private event.

ROOM KEYS
Losing or not returning keys will result in a $35 fee.

SMOKE-FREE
The entire property is smoke-free. If there is any sign of smoking or vaping in your room during your stay, a minimum of $250 additional cleaning fee will automatically be charged to your account.

PETS
We love all types of pets but are unable to accommodate them at the Villa. We are happy to refer you to a local boarder.
