RESERVATIONS

A two-night minimum stay is required on weekend from late May through early September and for certain holidays. Please contact the Inn directly to see if a one-night stay can be accommodated.


A 50% deposit will be required at booking and the balance will be processed 14 days prior to your arrival. Separate terms apply for full property buyouts.    

Reservations made through third-party websites such as Booking.com and Expedia will be charged a 100% deposit at the time of booking.

WEDDINGS & PRIVATE EVENTS

Weddings or private events on the grounds require booking of all the Inn rooms with a two-night minimum. Please call to inquire.

CANCELLATIONS

Cancellation of any portion of your reservation may be made 14 days prior to your check-in date. Cancellations made fewer than 14 days prior to the check-in date will be charged for the full amount of the reservation, unless the room is rebooked.

The Villa Bed and Breakfast has a limited number of rooms which allows us to provide our guests the personalized attention you deserve but limits the number of reservations we can accept. Our cancellation policy reflects this policy - we thank you for your understanding.

The Villa Bed and Breakfast does not take responsibility for changes to your reservation due to inclement weather, unforeseen changes to travel plans, personal sickness or injury, or family emergencies.

Cancellations must be made by phone, not via email.

If you made your reservation through a third-party website such as Booking.com, Expedia or another online booking agent you are bound to the cancellation policies agreed to when booking on their website. The cancellation policies on their website may differ from our standard cancellation policies when booking directly with The Villa Bed and Breakfast. Any reservation made on a third-party website must be canceled through that third-party website.

CHECKING IN & OUT

Check-in is anytime between 3pm and 6pm. If you think you’ll be arriving later than 6pm, please contact us so we can make arrangements.

Check-out time is 11am. We will do our best to honor requests for early check- in and late check-out depending on room availability.  These requests may carry an additional charge. If we cannot accommodate your request, we are happy to store your baggage.

We take credit cards (Mastercard, Visa and Discover) as payment.

BREAKFAST

Homemade breakfast is included and served daily from 8:30am-9:30am. Please let us know at least 72 hours in advance of your reservation of any dietary considerations.


It is the guest’s responsibility to notify us of any allergies.  We will do our best to accommodate certain dietary restrictions, but GUESTS should bring their own non-allergenic foods. All food is prepared in a kitchen that is not regulated nor inspected by Rhode Island Department of Health.

ROOMS

To keep our guests safe, we no longer provide daily room service and will only enter your room with your approval, other than for an emergency.  We are happy to provide fresh towels upon request and will refresh rooms for guests staying longer than 3 days.

CHILDREN

We are an adult only facility.  Children under the age of 18 are welcome to stay on property ONLY when the property has been fully bought out for a private event.  The Group Contact responsible for buying out the property shall be responsible for determining if children under the age of 18 can be accommodated.  Please note that the safety and supervision of the children, including but not limited to the pool and jacuzzi areas, are the responsibility of their parent and/or guardian.

PETS

We love all types of pets but are unable to accommodate them at the Villa. We are happy to refer you to a local boarder.

ROOM KEYS

Losing or not returning keys will result in a $35 fee.

SMOKE-FREE

The entire property is smoke-free. If there is any sign of smoking or vaping in your room during your stay, a minimum of $250 additional cleaning fee will automatically be charged to your account.

OTHER DAMAGES

A replacement or cleaning fee will be added to the guest bill for any damages caused by the guest to furnishings, linens, towels, robes, or by smoking.
